It's a medical testing lab run by the provincial health ministry. Not sure exactly what they do, or why they're controversial, but they have expanded a lot and are very big on their site... it's the corner of Pine and Saint-Urbain, home to the best-located florist around.

For this reason, the animal store can only be reached by using two elevators, and the animalkeeper's job description includes being proficient in martial-arts for self-defence.

That's correct, it's the Institute de recherche clinique de Montreal (IRCM). It was founded in the 50s by Hotel Dieu staff and I think Jacques Genest, a hypertension expert was the founder. The lab was probably located within it's neighbor, Hotel Dieu, until this building was built.
Controversy? For it's architecture?
Also, I think the flower shop at the left was once owned by one of the Dionne quintuplets.
2 doors east of the flower shop, at 80 Pine West, is the apartment building where noted masseuse and brothel operator Claudine Jobic first resided when she arrived in Montreal, and before she set up shop on Berger Street.
